✅ 1. Prepare the Move-in Cost (The 2+1 Rule) Get your initial payment ready! This covers a 2-month security deposit + 1-month advance rent. Once paid, you can pack your bags and move right in! (You will get the deposit back when you move out, provided the room is in good condition.)
✅ 2. What is the Minimum Lease Term? The standard contract is usually 1 year. If you move out before the contract ends, your security deposit might be forfeited. Make sure to double-check this condition before signing!
✅ 3. Electricity Rates & Common Fees? Renting a condo means paying the "government electricity rate" (much cheaper than apartments!). As for the "Common Area Fee" (CAM Fee), the landlord usually covers this. You only need to pay for rent + your actual water and electricity usage.
✅ 4. Check Furniture & Appliances Is the A/C cooling properly? Does the water heater work? Are the TV, fridge, and washing machine there as agreed? If anything is broken, report it for repair before moving in so you can live worry-free.
✅ 5. Take Photos Before Moving In On the day you receive the keys, take photos or videos of every corner as evidence—especially existing defects. This confirms that you didn’t cause the damage when you eventually move out.
